What to expect, in questions

Repair & Maintenance

What happens if the report lists a stop-use item?

The door is parked in a safe position, usually closed, with the opener disconnected so nobody runs it by habit, and the reason is shown to you. The correction is explained and quoted as its own piece of work, and once it is done the door is retested through the balance, reversal and photo-eye checks before it goes back into daily service. Another door into the house or garage is used in the meantime. Garage Door Safety Inspection

Do you adjust the springs during a tune-up?

Springs are inspected and lubricated during a tune-up, and the balance test tells us whether they are carrying the door's weight properly. Changing their tension is a separate, deliberate job: the door is clamped to the track, winding bars are used on a torsion spring, and the technician works from a stable position. If the balance check shows the springs need adjustment or replacement, you receive that as its own recommendation with its own quote. Garage Door Tune-Up

How long does an off-track reset take?

A single escaped roller on a sound door with no cable trouble is usually done in well under an hour once the door is secured. A door that has racked with slack cables, several rollers out and a bent hinge takes longer because the springs are unwound, cables rewound and hardware replaced before the rollers go back. A vehicle strike that needs new track is the longest version. You get an estimate of time on arrival. Off-Track Garage Door Reset

My door is insulated. Does the new section need the same insulation?

It should. Insulated sections come in different thicknesses and core types, and the replacement needs to match yours so the joints line up, the hinges sit at the right depth and the weight stays consistent with the springs. Mixing an insulated section into an uninsulated door, or the reverse, generally means a step at the joint and a change in balance. The technician reads the thickness and core type from the door before ordering. Garage Door Panel Replacement

How many rollers does a garage door have?

A standard four-section residential door has ten: one at each end of the three hinge lines between sections, one in each of the two top fixtures and one in each bottom bracket. A five-section door carries twelve, and taller doors more still. The technician counts and inspects every one, because replacing the full set together keeps the door's travel and sound even from side to side. Garage Door Roller Replacement

Can any hinge go in any position?

Edge hinges belong to their own joint. Put a 3 where a 2 belongs and the roller sits at the wrong reach, so the door binds, gaps at the curve or fails to press against the jamb when closed. Centre hinges are the exception, since they all share the geometry of a 1. The technician reads the stamp on the old hinge or counts the joint from the floor before choosing the part. Should the track be lubricated?

It depends on the door, and manufacturers disagree, which surprises many people. Some want the track kept clean and dry, since lubricant there can collect grit and let the wheels skid instead of roll, wearing the roller and the track edge; others specify lubricant at the track bend. The moving parts, roller bearings, hinge pins and springs, get their own lubricant either way, in the type the manual specifies, with a few cycles of the door to spread it. Can I use the door as soon as the work is finished?

Yes. The visit ends with the door balanced by hand, run through full cycles and the opener reconnected and tested, so it is ready for normal use the moment the technician packs up. There is no settling period for cables. It is a good idea to watch the first few openings yourself to get a sense of how a level, balanced door sounds, so you notice any change later. Openers & Access

Why will the door close only while I hold the wall button?

That is a built-in behaviour, not a new fault. When the sensor circuit reports a problem, most openers refuse to close from a remote but allow a constant-pressure close from the wall control, because someone standing there can see the doorway. It is a strong signal that the photo eyes or their wiring need attention, and once the sensor issue is corrected the door closes normally from every control again. Can a sagging chain be tightened, or does it have to be replaced?

Most sagging chains are tensioned, not replaced. The technician takes up the slack at the trolley nuts to the rail's figure and locks it. Replacement is the answer when the chain has stretched so far that tensioning leaves it uneven over the sprocket, when links are seized with rust, or when the sprocket teeth are worn to hooks and would chew a new chain. In that case chain and sprocket are renewed together. Chain-Drive Opener Repair

What is the idler pulley and why does it squeal?

It is the wheel at the header end of the rail that the belt wraps around on its return. It spins on a small bearing, and when that bearing dries or fails the pulley squeals on every cycle and can let the belt wander to one side and fray. Replacing the pulley is a modest job done with the belt slack, followed by re-tensioning. Belt-Drive Opener Repair

What do timer-to-close, vacation lock and motion lighting do?

Three conveniences you set from the console or the app. Timer-to-close counts down after the door opens and shuts it again after the minutes you choose, so a door left up at bedtime closes itself. Vacation lock disables every handheld remote until you release it, useful when a remote stays in a parked car or the house is empty for a week. Motion lighting brings the lamps on as you walk in and dims them after a delay. Garage Door Opener Replacement

Installation & Upgrades

Why are springs and cables handled by technicians?

Springs store substantial energy, while lift cables and bottom fixtures transmit the forces that raise the door. Replacement requires the assembly to be secured, tension to be controlled and matched parts to be installed in a defined sequence. Trained handling, proper tools and the selected system's instructions keep that work orderly and precise. Sectional Garage Door Replacement

Why are new springs selected for the replacement door?

Counterbalance springs are chosen around the completed door's weight, height, track arrangement and intended travel. Insulation, steel skins, windows and reinforcement all contribute to that load. A spring combination from a different assembly may provide unsuitable torque even when it physically fits. Matching the counterbalance to the ordered door supports manageable manual movement and orderly cable travel. Insulated Steel Garage Door Installation

What happens to the old garage door?

The operator is disconnected, spring energy is released with controlled tools, and sections are removed in sequence. Tracks, cables, drums, springs, and brackets follow once their loads are managed. Disposal or recycling is handled according to the agreed scope. Clearing the old assembly also exposes jamb areas that deserve a final condition check before new anchors are placed. Wind-Rated Garage Door Replacement

How is the new door balanced before handover?

The opener is disconnected and the door is moved manually through its path. Technicians observe the effort required, whether the door stays controlled at intermediate positions, how cables wind on the drums and whether rollers move freely through the track curves. Spring tension and alignment are refined as a system. Powered settings are addressed only after the manual assembly behaves consistently. Carriage-House Garage Door Installation
